Architectural Control Committee
About the ACC and how to submit a request.The Architectural Control Committee is comprised of homeowners appointed by the Board to review requests for changes to home exteriors and lots. The ACC is charged with helping to ensure Bristol Heights remains beautiful and well-maintained.
When do I need to submit an ACC request?
ACC approval is required for all exterior changes to homes and lots. These changes include, but are not limited to, any renovations that will change the appearance of a home, including paint colors. Any new structures, including sheds, patio covers, landscaping and fences, must also receive ACC approval before construction begins.
Article II, Section 1 of the CC&Rs states that no building, fence, wall, structure, improvement, or obstruction shall be placed or permitted to remain upon any part of said properties unless a written request for approval thereof containing the plans and specifications, including exterior color scheme, has been approved in writing by the Architectural Committee.

How do I submit an ACC request?

Landscaping & Structures: Include a drawing
Consider taking a screenshot of your property with the Valves & Piping, Karnes Access and Karnes Path layers visible in Bristol Heights GIS and using that as a background for drawing the changes you are making to your property in the ACC request. These layers will help you ensure you are not making any changes that will impact critical infrastructure or intrude into minimum setbacks.
Be sure to show measurements in feet from the proposed structure to the nearest lot lines. City code specifies minimum setbacks from the lot lines depending on the zoning of the property (taking any plat exceptions into consideration) and the CC&Rs specify a five foot utility easement. The ACC will check to see where Bristol Heights underground infrastructure is known to be located, such as pressurized irrigation lines and the Karnes Lateral pipeline, and may reject your request if any structure or planting may damage or interfere with the installation and maintenance of the utilities. If approval is given, the condition of approval will be that homeowners may still be responsible in the future for removing any structures or plantings in utility easements upon notice from any party responsible for a utility located in the easement.
Patio Covers
In addition to the drawing recommended above, it is important to indicate whether a patio cover will be attached to the house. The CC&Rs require all roofs on the house to be the same architectural relief shingles. The CC&Rs require the same for all outbuildings, which indicates the original developer had a strong preference for all roofs to be architectural relief shingles. However, the ACC has approved attached pergola-style patio covers in the past and will continue to do so subject to color and material review. Note that all structures must adhere to setback requirements, which are overridden by the plat notes for certain phases. Check the first page of your CC&Rs in the fine print to determine your effective setback requirement. Structures that intrude into the required setback will not be approved.

Decision response time
Per Article III of the CC&Rs the ACC shall be allowed fifteen (15) days to review plans. Please allow at least fifteen days in your project schedule for the approval process. Approval is required before any project may begin.
